Signs You Need Leak Detection in London
A leak rarely announces itself. It shows up as a bill you can’t explain, a stain that wasn’t there last month, or a sound you notice only at night.

- A damp, discoloured or sagging patch on a ceiling or wall
- A warm spot on a basement or ground floor slab

- Mould along a baseboard or in a corner
- Buckled flooring, lifting tile or peeling paint in one area
- Grass that stays greener or wetter over one strip of the yard
- Soft or sinking ground near the foundation
Where you live shapes which of these you see. In Old South, Woodfield and Old North, many houses still run original supply lines. Galvanized steel corrodes from the inside until it weeps at a joint, and older copper pinholes in several places at once because the whole run is the same age. The basements were finished decades after the plumbing, so the leak sits behind a wall nobody wants to open on a guess.
Newer subdivisions fail differently. In Talbot Village, Summerside and Riverbend, water lines run under the concrete floor, and a slab leak gives you almost nothing to look at. A warm patch underfoot, a bill that doubles, nothing on any wall.
One symptom is worth checking. Two or three together usually means water has been moving for a while.
How We Find a Hidden Leak in London
We do not start by cutting drywall, and we bring the detection equipment on the first visit rather than coming back with it later.
Meter and pressure testing. With every fixture closed, a meter that keeps moving means water is escaping on your side of the valve. Isolating sections tells us which run is losing pressure.
Acoustic listening. Escaping water makes a specific sound. Ground microphones pick it up through concrete, tile and soil, which narrows a slab leak to a small area instead of a whole room.
Thermal imaging. A hot line leaking behind drywall leaves a temperature signature long before it stains anything.
Moisture mapping. Probes trace how far the water has travelled through framing and subfloor. The wet area is almost always bigger than the visible one.
Camera and line locating. A camera through a drain shows cracks, separated joints and root intrusion directly. For buried service lines, tracer gas fixes the position and depth before anyone digs.
Which we reach for depends on the symptoms. A damp ceiling under a bathroom is a different job from a bill that tripled with nothing visible anywhere.

Finding it is half the work. We repair it too, usually on the same visit, so you are not calling one company to locate the leak and another to fix it.
Pipe section replacement. Where a single joint has failed and the rest of the line is sound, we cut out the damaged section and replace it.
Repiping a run. Copper that is pinholing in more than one place will keep pinholing. Patching buys weeks. Replacing the run costs more today and less over any reasonable time frame, and we will say so plainly.

Fixtures, valves and supply lines. Shutoff valves, toilet flanges, dishwasher and fridge lines, hose bibs that split over winter. Small repairs that cause a lot of damage when they are left.
